There’s nothing more disheartening than finding a great rental only to find out that a requirement stands in the way of you and a signed lease. That’s why we’ve written up this easy-to-follow brief, to give you the ability to look ahead for any potential issues before committing to showings or a submitted application.


Before we get into the details, please note that submitted Applications come with a $48.50 per person processing fee. We will only process an application if you are in first place for your chosen property! Once your application is processed, this fee is not refundable for any reason.


At-A-Glance Partial Requirements

Here are the most commonly questioned requirements. This list is not comprehensive and we encourage you to read our full rental requirements using our Downloadable Application below.

  • Each adult (18+) who intends to occupy the rental must submit an application along with the application fee.


  • Income is required to be two and a half (2.5) times listed rent and must be verifiable


  • Applicant must prove six (6) months positive verifiable housing history, either from a landlord or home ownership as verified by the county tax assessor’s office.


  • A credit score of 650 or higher with no bankruptcy in last three (3) years or delinquent accounts accounting for more than 10% of total accounts on credit report.


  • If your background check contains any of the following, the application will be denied: Currently pending criminal charges, any felony convictions in last seven (7) years, two or more misdemeanor convictions in the last seven (7) years, registered sex offenders, any eviction record and any misdemeanors involving drug related convictions/guilty plea.

Even with listed rental requirements, we understand with different circumstances you may have additional questions.

Here are some of the common ones:

  1. Do you accept Section 8 Vouchers? 
    We do accept Section 8 Vouchers as well as many other types of housing vouchers.
  2. Do you accept reusable tenant screening reports? 
    We do not accept reusable tenant screening reports.
  3. Do you require Renter’s Insurance? 
    Yes, Renter’s Insurance is required for all of our rentals.
  4. I have a Support Animal but the listing states ‘No Pets’. Can I still apply?
    Yes, you can still apply! Under current law, we are required to allow qualified Support Animals.
