How to Begin

Interested in a Residential Rental? We've got you covered!

As a local Tri-Cities, WA Property Management company, we believe in valuing all our current and prospective tenants. To that end, we continually strive to provide the best possible rental experience and support. That superior service begins here with the searching & application process, so let’s get started!

Step 1: Begin your Search

Head to our Rentals page to see all our current openings. If you’d rather look for a specific type of rental, you can also go to our ApartmentsCondos, Duplexes, Rental Homes or Townhouses pages to see a filtered view. We also maintain several social media channels which promote properties daily!

With these pages, we hope you will find a rental which fits your needs.

If nothing active seems right for you, we encourage you to return to our site daily as new rentals come and go quick! Our website is always the most up-to-date reflection of our openings.

Step 2: After Finding the Right Rental

Once an active rental catches your eye, you have several options depending on how you want to proceed. Please be aware that demand is often high, so rentals may already have applications pending. Only a pending application secures your place in the running for a Rental.

With that said, once you find the right rental, you can:

Schedule a Viewing by selecting “Schedule Viewing” on the rental page for your chosen rental. This will open a new tab with a short form to fill in to collect basic contact info before providing time windows for your viewing. Please note that a scheduled viewing does not count as a pending application.

Contact a Leasing Agent by expanding the “Description” of your chosen property and looking towards the bottom. There you should find a phone number to get in touch with a member of our Property Team to discuss any specific questions you may have.

Check the Rental Requirements if you’re unsure if you qualify! We understand that requirements differ by company, so we aim to make our requirements easily accessible. Simply head to the "Our Requirements" page to see! Please note that our rentals are designed with customized Owner agreements and so some properties may have additional requirements.

Or, if you're certain of your interest already, skip ahead to Step 3 and Submit an Application!

Step 3: Submit Your Application

Once your chosen rental seems like the right move to you, the next step is to secure your place in the running for the rental! The only way to do that is by submitting an application either Online or in Person.

To Apply Online, click/tap “submit an application” on the rental page for your chosen rental. This will open a new tab with prompts to go through our online application process. At the end of this process we will need payment information but we will not charge unless you are next in line for the rental and have been notified.

To Apply In-Person, simply Download the Application here and print it off/fill it out. Bring your completed application to the EverStar Realty office during business hours with the associated application fee and be sure to specify which rental your application is for.

Our Property Team will then hold your submitted application on a first-come-first-served basis, following up with the next in line first and moving down our list as needed. If you don’t hear from us for a few days after applying, don’t worry! You have not been forgotten.

We will only reach out once your application is either next in line for processing or if your chosen rental is filled. We appreciate your understanding here.

Step 4: Getting Approved

Once your application is next in line, our property staff will reach out to confirm you are still interested in your chosen rental. If yes, the background check process will start which will charge your application fee. This Fee is nonrefundable under any circumstances once charged.

Please note that the background check process takes 3-5 days.

Once your background check is complete, our property staff will notify you of your approval. At this point we require 25% of the security deposit as a holding fee and will set the official move-in date with you.

Afterwards, you will receive an email with a Move-In Checklist along with other information to set you up for a final meeting to sign the lease and finalize details.

Step 5: Sign a Lease & Move in

We will then meet with you at an agreed upon time/place/date to collect the rest of the security deposit, pass along instructions, answer any questions you may have, sign the lease and trade keys/checks. After this meeting, the rental is yours to move into!

Congratulations!

It is our aim for this entire process to be as smooth as possible, so after you’re settled in we would appreciate hearing back from you when we send you a Move-In Survey to your provided email. Or, consider giving us a Review!

Additionally, this is also a good time to set yourself up to Pay Rent Online with Tenant Portal, if you haven’t already!
